The Board of Directors wishes to introduce you to our community. With just 26 Units, we have the luxury of being able to get to know all of our neighbors. As with much of Deer Ridge, this is truly unique and adds a great feeling of community. With a Board comprised of residents, we attempt to resolve issues quickly. We hold several board meetings throughout the year and one Annual Homeowners Association Meeting, usually in February. Notice is provided in advance. We also enjoy an annual block party in order to better acquaint ourselves with one another. Please familiarize yourself with some of our rules and regulations.
Garbage Collection: Bria Carting collects our garbage on Tuesdays and Fridays. Please do not put it out the night before pick-up; beware of crows. Newspapers must be securely tied in string and left in your blue recycle bin, along with cans, jars, bottles and other recyclables. Recyclables must be left out for pick-up in accordance with the 2013 schedule. Blue recycle bins are available from from Artie Pilson of unit #3. Gardening: One unique feature of a planned unit development (PUD), as is Deer Ridge, is the flexibility of tending to your own garden beds in the front and rear of your home. We simply request you keep them neat, tidy and free of weeds. Please do not add any mulching, stone, or plantings that are not in keeping with the general appearance. If you would like your gardens professionally maintained, we suggest you contact Griffin's Landscaping at 914-788-9622. They maintain the common grounds for Deer Ridge.
Sewage: We have a sophisticated septic system that treats all sewage and wastewater generated by the 26 homes of Deer Ridge. Toilet tissue is the only foreign matter that may be flushed down your toilet. Additionally, garbage disposals are prohibited as they upset the biologic balance that we maintain.
Water: We have a self-contained water system that utilizes two wells located inside an edifice in the woods just uphill from our development. All water for Deer Ridge is supplied by our own wells. Our system and water quality is strictly monitored by the State of New York and Westchester County. If you have a water emergency, please call a board member or Allied Pollution (our water management agent) at 845-878-0007.
Snowplowing and Landscaping: Griffin's Landscaping handles gardening and snowplowing needs of all common areas. Snowplowing is done when four or more inches of snow accumulate. They are also responsible for snow removal in driveways and walkways. During major snowfalls, this often requires several trips.
Locks: Some units are equipped with a unique lock cylinder. If you are unable to resolve a locksmith matter with a vendor of your choice, Bedford Lock at 132 Green Lane may be very helpful with such needs. 914-241-2023
Insurance: Deer Ridge bylaws require you to maintain insurance on your complete dwelling, interior and exterior. This requirement differs from that of a condominium development whereby there is typically a master insurance policy covering the exterior of all structures. The Association must always have a current copy of your policy on file. Katonah Management Group, Inc. manages this process.

Deer Ridge HOA Board of Directors
Some residents of Deer Ridge occasionally experience brown water in their fresh water systems. First and foremost, be advised that despite the unattractive color, Allied Pollution, our water monitoring vendor, assures us that it is perfectly safe to drink. Our water is tested for dozens of contaminants several times each month, the results of which are furnished to the Westchester County Department of Health by law. Some of our homeowners have informed us that adding a water filter to your main intake supply will improve the brown water condition.
